Entry inspections are performed on the Kolmeo Pro app.

How to perform an Entry Inspection on the Kolmeo Pro app

  1. Open the Kolmeo Pro app and click on the Inspections icon.

  2. Scroll through your Scheduled inspections, locate the property address and click on the inspection to open.

  3. Click on the Begin Inspection button.

  4. As a default you’ll be taken to the first Fixture of the first Room in the inspection.

  5. If you would like to begin your report from another room simply use the arrows next to the Room heading at the top of your screen or click on the room heading and select a room from the list. A green tick will indicate which room you are currently viewing on the app.

  6. Follow the same process to navigate between Fixtures.

  7. Next select the condition of the Fixture by clicking on Tick or Cross next to the following conditions: Clean, Undamaged and Working.

  8. Now enter your comments by clicking and typing in the Comments field.

  9. To take photos, click on the Take Photos button, this will open the camera on your device. Click on the center button to capture the photo, you’ll be able to take multiple photos at a time. Once complete click on the green tick button to return to the inspection.

  10. To add a photo from your camera roll, click on the Upload Photos button, select one or more photos then click on the Add Photos button to upload to your inspection.

  11. As your photos upload a green tick will appear, once each photo has uploaded, the ticks will disappear, and a menu icon will appear on each photo. Click on the menu to delete or download a copy of the photo to your device.

  12. Follow this process for each Fixture of each Room.

  13. Once complete, scroll to the bottom of the screen and click on the View Report button.

  14. From here, if the property has been leased and the tenancy entered in Kolmeo Pro Web, you can attach the tenancy to the inspection by clicking on the Attach Tenancy button then clicking on the relevant tenancy from the list.

  15. Once selected the tenancy will be highlighted in blue. Click on the cross in the top left-hand corner to navigate back to the inspection report.

  16. Enter any internal notes under the Observation Notes field. Any text entered here will not be printed on the report and are for internal use only. Once the report has been generated, the internal comments will no longer be visible.

  17. Review your comments and fixture conditions under Room Info, click on the room to open the list of Fixtures. From here you can click on the Fixture to edit the condition or your comments.

  18. View the photos taken for the selected room by clicking on the View Photos button, from here you can also delete and download photos as well as take or upload additional photos.

  19. Enter any additional comments in the Additional Comments field, these will appear on the final report.

  20. Once you are finished and happy with the report, click on the Generate Report button, this will generate a copy of the report and add this to your inspection request timeline.

  21. Once the report has generated, you will see a pop-up message, click on the View Inspection timeline button to continue.

  22. To view and download the report click on the View report button in the timeline. It may take a moment for the report to appear. You can review the final report, and still make changes if required.

  23. To finalise the report, click on the Report Complete button, and then on View Report. Click on the upload function and share a copy of the report via email to yourself. You will receive a link to the report via email.

  24. From your PC, click on the link to open. You’ll now see the report in your internet browser. Right click and select print, to create a PDF, select print to PDF.

  25. Please Note: QLD entry reports will need to have the first page manually completed prior to giving to the tenants.

  26. That’s it! You have now completed your entry inspection!
