How to view the Inspection Report via the URL Link.

Once your Managing Agent has completed an Inspection you will be provided with a URL Link to view the Inspection Report online. Follow the steps below to view the report.

  1. From your PC/Laptop or device click on the URL link provided by your Managing Agent. The link should look similar the following example: 'https://portal.kolmeo.com/property/8/inspection/23114/report'

  2. The Kolmeo web portal will now open in your browser and you will be asked to login to Kolmeo.

  3. Enter your email address and password, then click the Login to Kolmeo button to continue. Please Note: If you have not previously logged in to Kolmeo or Kolmeo Connect you will first need to register your account, read the instructions below on how to register.

  4. Once you have logged in you will be navigated directly to the Inspection Report.

How to Save or Print a copy of the Report.

From your PC/Laptop using Google Chrome as your Browser:

  1. To Save a PDF copy of the inspection report from your PC/Laptop, right-click anywhere on the report and select Print.

  2. Next to Destination select Save as PDF to save a copy of the report as a PDF file to your desktop. For best results we recommend enabling Background graphics by checking the box next to Background graphics.

  3. Click Save to proceed.

  4. In the next window if required select your preferred save location and then click Save. A PDF copy of the report will now be saved to your computer.

  1. To Print a copy of the inspection report from your PC/Laptop, right-click anywhere on the report and select Print.

  2. Next to Destination select your printer. For best results we recommend enabling Background graphics by checking the box next to Background graphics.

  3. Next click Print.

From your PC/Laptop using Microsoft Edge as your Browser:

  1. To Save a PDF copy of the inspection report from your PC/Laptop, right-click anywhere on the report and select Print.

  2. Under the Printer field click on the arrow and select Save as PDF from the drop-down menu to save a copy of the report as a PDF file to your desktop. For best results we recommend enabling Background graphics by clicking on the More Settings option and then checking the box next to Background graphics.

  3. Click Save to proceed.

  4. In the next window if required select your preferred save location and then click Save. A PDF copy of the report will now be saved to your computer.

How to activate your Kolmeo account.

  1. From your PC/Laptop or device click on the URL link provided by your Managing Agent. The link should look similar the following example: 'https://portal.kolmeo.com/property/8/inspection/23114/report'

  2. The Kolmeo web portal will now open in your browser and you will be asked to login to Kolmeo.

  3. Click on Register an account.

  4. You'll now be redirected to the Register screen.

  5. Enter your email address in the Email Address field, this needs to be the same email address that you have provided your Managing Agent.

  6. Next click on the Send verification code button. A code will be sent to your email inbox.

  7. Enter the code in the Verification code field then click on the Verify code button.

  8. To create your password, enter your password in the New Password field. Your password must be 8-16 characters, containing 3 out of 4 of the following: Lowercase characters, uppercase characters, digits (0-9), and one or more of the following symbols: @ # $ % ^ & * - _ + = [ ] { } | \ : ' , ? / ` ~ " ( ) ;

  9. Next enter the same password again in the Confirm New Password field.

You have successfully activated your Kolmeo account.


Troubleshooting:

I tried to register but I did not receive the code email.

Ensure to check your Junk/Spam email folders, if you can't locate the verification email click on the Send new code button to issue a new code. If you still do not receive a new code, contact your Property Manager to confirm that your Kolmeo profile has been set up with the correct email address.
