Rent payment methods
There are 4 potential options for processing rent;.
π Not all rent payment options are available to all Real Estate agencies that use Kolmeo, check with your property manager which ones they have available to you.
Direct debit
How to set up direct debit
You will need to contact your property manager for a copy of their direct debit form. Once the form is completed, your property manager will set up the direct debit for you.
How to pay rent using direct debit
When you choose direct debit as your payment method, there is no action for you to complete, as your property manager will configure the direct debit based on the details you provide. The rent will be debited from your nominated account on the next payment due date.

To see the bank account that is being debited, click Direct Debit on the overview screen.
Alternatively, you can access via the Payment settings, where you will be able to view all the direct debit accounts your property manager has set up against your Profile
π If your payment method set with your agency is BPAY, you will not be able to see your accounts in this screen.
Here you can:
Click on the Edit button to give your account a nickname
Click on View Authority to download a copy of your direct debit authority form
Click on Remove Account to stop direct debit payments from the account
Click on Back to return to the Lease Overview screen
π If you want to remove an account that is currently being used for your rent direct debits, contact your property manager. Once they have updated your payment method, you can then enter your profile and delete the account.
Debit now
Debit now allows you to take control of when you pay your rent, how much you pay and from which bank account.
How to set up debit now
Once your property manager configures your rent payment method to debit now, you will then need to log in to your Kolmeo account, where you will be prompted to add your bank account and agree to debit now terms.
Log in to your Kolmeo account
Click on Add Bank Account from the Overview tab
Complete the fields with your bank account details. It's a good idea to add debit now and the date to the nickname.
Once you have added your bank account and agreed to the debit now terms, you can then process your rent payment.
How to pay your rent with debit now
On the Overview screen, click on the Pay Rent button
Choose the amount of rent you will pay:
Pay the full amount due; or
Pay other amount
Once you have made your selection, click on the Next button
If you are in arrears, you will have the option to:
Pay the overdue amount only
Pay the overdue amount plus upcoming amount
Pay other amount
Once you have selected the payment amount, you will be brought to the Payment Summary screen. Here you can:
Click on Edit Amount to edit the amount you are paying
Click the drop-down list to change the account you are paying with (if you have more than one account set up)
Once the amount and account are selected, click on Pay Now
A confirmation of payment screen will appear, which includes the description that will appear on your bank statement. Click on OK once viewed to exit the screen.
β οΈ Debit now gives full control to you the tenant, you will need to login to your Kolmeo account and process a payment each time your rent is due.
If you would like to have your rent automatically processed on the due date, talk to your property manager about other payment options available.
How to check your payments
Debit now payments will immediately appear in your Payments screen as a Pending transaction
Adding or changing your bank account
You will need to navigate to the Payment Settings screen, by clicking on your initials at the top left of your screen.
Once on the payment settings page, click on + Add Bank Account
Enter your bank account details
Check the Set as default payment method box if you intend to use this account as the main payment account
Click on the Next button
Click on the Click Here To View Debit Authority, then after reviewing, check the 'I acknowledge and agreed to the above debit authority' box
Click on Add Bank Account
Your new bank account has now been added, click on the OK button to view your account details.
Paycode
Your property manager will enable rent payments via paycode at which point Kolmeo will then generate a tenant-specific paycode number that you will use to pay rent via your normal online banking or app using.

How to pay rent with paycode
Once you have logged into your Kolmeo account, click Paycode, this will display the BSB & Account number for you to use.
Click on the account details to copy information to use later.
βOpen your personal online banking tool or mobile app and navigate to where you would normally make a bank transfer or payment via a BSB and Account number.
π We suggest setting up a recurring/scheduled payment aligned to your rent due date so you can set and forget.

Why am I seeing warnings from my bank when using paycode?
You may see warnings in your online banking when trying to make payment using Paycode. These are simply warnings to ensure you are making payment to a legitimate account. Once you have confirmed the BSB and Account Number entered are correct, you can safely proceed with the payment.
BPAY
Your property manager will enable rent payments via BPAY at which point Kolmeo will then generate a tenant-specific BPAY reference number (CRN) that you will use to pay rent via your normal online banking or app using.
You will find your BPAY detail in your Kolmeo account
How to pay your rent with BPAY
Once you have logged into your Kolmeo account, click BPAY, this will display the Biller Code & Ref (or CRN) for you to use.
Click on the BPAY details to copy information to use later.
βOpen your personal online banking tool or mobile app and navigate to where you would normally make a payment via BPAY.

Setting a new account as the default account
In the Payment Settings screen:
Click on the account you want to set to be the Default account
Click on Set As Default
Click on the X to exit the Bank account details box
