Keep up to date with your tenancy all in one place. View your tenancy details, rent & invoice details, create maintenance & vacate requests, plus more.

My Properties

Once logged in, you will be able to view all properties where you are listed as the tenant. Click on the property to view your My Kolmeo account relating to that tenancy from the drop down list.

๐Ÿ Are you a tenant and an owner? Switch between your tenant & owner accounts by clicking on your profile icon in the top right hand corner of the screen, then clicking on Switch to Owner profile or Switch to Tenant profile.


My Kolmeo for Tenants

โ„น๏ธ Navigate between screens to view the information you are after by clicking on the headings at the top of the screen.

Overview

The Overview section of your My Kolmeo tenant's account shows details of:

Field

Details

Rent Payments

View the details of your rent amount and frequency, as well as your paid to dates & current payment method. Click on the payment method to view your payment details.

โ„น๏ธ If your payment method is Debit Now, you will also be able to pay rent from this screen.

Property Manager

View the details of your property manager, as well as the office details of the office managing your property.

Lease Information

View the lease details associated with your tenancy.

๐Ÿ You will also have the option to create a vacating request from this screen if your lease is ending soon by clicking on Request to Vacate Property.

Invoices

โ„น๏ธ Each time an invoice is created payable by you, you will receive an email notifying you to login to your My Kolmeo account to view the new invoice.

The Invoices section of your My Kolmeo tenant's account shows all Invoices payable by you.

Click on the the invoice options to:

Open the invoice to view in another tab.

If the payment method on the Invoice is Debit Now, you will have the option to Pay full amount or Pay other amount (no more than the total amount owing) on the invoice.

View the payment details on the invoice to copy the Paycode Account details or BPAY details for payment of the invoice in your online banking, or view the account details that the invoice will be automatically Direct Debited from.

Filter your invoices screen based on status, category and due date.

๐Ÿ To clear all invoice filters, click on Clear filter.

โ„น๏ธ A guide to what your invoice status means:

  • Overdue: The invoice has not been paid in full and is past it's due date

  • Processing Payment: The invoice has been paid via direct debit or debit now and is pending clearance

  • Partially Paid: The invoice has had a payment towards it less than the total amount of the invoice

  • Upcoming: The invoice has not yet reached it's due date of payment

  • On Hold: The invoice is being reviewed and does not require payment as yet

  • Paid: The invoice has been paid in full

  • Cancelled: The invoice has been cancelled and no longer requires payment.

Payments

โ— The payments page of your My Kolmeo account will show transactions related to your payment history only and does not include payments made by or to other tenants associated with your tenancy.

The Payments section of your My Kolmeo tenant's account shows all payments made by and to you.

Click on the available fields to:

Transaction

View the transaction details on the right hand side of your screen, including the paid to dates associated with the transaction, and the Transaction Id.

โ„น๏ธ Click on Download Rent Receipt to download a copy of your receipt. Receipts can only be downloaded once the transaction has cleared (not in the status of processing payment).

Filter your transactions based on the time period you wish to view transaction details for.

๐Ÿ To clear all transaction filters, click on Reset Date Filter.

โ„น๏ธ A guide to what your transaction statuses mean:

  • Pending: The payment has been processed and is pending standard banking clearance times

  • Failed: The payment has dishonoured. This can be due to a number of reasons:

    • Were the account details provided correct or entered correctly?

    • Have you checked your account to confirm there are sufficient funds for the amount being debited?

    • Have you contacted your bank to confirm the account being debited is able to be debited?

  • No Status: The transaction has cleared.

Requests

The Requests section of your My Kolmeo tenant's account allows you to create maintenance & vacating requests which will be assigned to your property manager, or view requests created by your property manager and made visible to you.

Click on the the Request options to:

Navigate through the requests headings to view All requests, Current requests only or Closed requests only.

Create a new request to your property manager for General Maintenance or a Vacate request.

โ— You can not create a request for urgent maintenance. If urgent works are needed, follow the procedure advised by your property manager.

Open Request

Click on a request to open and view updates from your property manager.

โ— Once you have created the request, you will only be able to view updates made to the request by your property manager.

The Explore section of your My Kolmeo tenant's account features trusted and reputable services to assist you along your tenant journey.

Click on the icons next to each offer to:

๐Ÿ To log out of your My Kolmeo account, simply click on your Profile icon, then click on Log Out.


Payment method options

๐Ÿ›‘ Not all payment method options are available to all Real Estate agencies that use Kolmeo. Check with your property manager to determine the payment method options available to you.

Your property manager will need to enter the payment method in Kolmeo in order for you to view your payment method in your My Kolmeo account.

Payment Method

Details

Direct Debit

When you choose direct debit as your payment method, there is no action for you to complete. Your property manager will configure the direct debit based on the details you provide and your signed Direct Debit Authority form.

The rent will be debited from your nominated account on the next payment due date.

โ„น๏ธ Subject to standard banking clearance times and may take up to 3 business days to appear on your bank statement.

Debit now

Debit now allows you to take control of when you pay your rent, how much you pay and from which bank account.


โ„น๏ธ Subject to standard banking clearance times and may take up to 3 business days to appear on your bank statement.

Paycode

The Paycode payment method allows you to use your online banking to pay your rent & tenant invoices via a BSB and account number.

โ„น๏ธ A Paycode payment will generally appear on your bank statement instantly and clear within the same business day, however some banks may hold Paycode payments for up to 48 hours before processing them.

BPAY

The BPAY payment method allows you to use your online banking to pay your rent and tenant invoices via a BPAY Biller Code & Customer Reference Number (CRN).

โ„น๏ธ A BPAY payment will appear on your bank statement instantly and clear on the following business day.

How to add a Debit Now bank account in My Kolmeo

๐Ÿ Once your property manager has set your payment method to Debit Now, you can add your bank account in your My Kolmeo account and begin to make payments.

  1. In the Overview screen of your My Kolmeo account, click on + Add Bank Account under the Rent Payments section

  2. Enter your bank account details for making payments, then click on Next

  3. Check the Terms & Conditions box, then click on Add Bank Account

  4. Click on OK

โœ… Your bank account has now been set up and you can begin making payments.

โ„น๏ธ You can make changes to your bank accounts at any time by clicking on your Profile icon, then clicking on Payment Settings. You can then add a new bank account, or click on the existing account to remove.
