⚠️ Work Orders can only be created from Requests. In order to create a Work Order, you must use an existing request, or create a new one.

🍏 If you have an Approved Quote, you can convert the Quote into a Work Order.
Open the relevant Request in Kolmeo & click on + Create Work Order
Auto-populated fields can be edited if required. The auto-populated details are based on the:
Maintenance Request Category
Request Short Description
Request More Details
Select the Supplier you would like to issue the Work Order to
Enter the Target Date (if required)
Enter the Property Access* details from the drop down list
Select the Contact for Property Access (if Contact Tenants or Contact Owners for property access was selected)
ℹ️ Collect Keys from the Office will be disabled if the key details have not been entered for the property under the Keys section in Kolmeo
Enter Additional Access Notes (if required)
Select the required Payable By option (defaulted to Ownership)
Enter the Maximum Spend amount (if required)
Click on Create Work Order
✅ Your Work Order has now been created and can be found under the Records tab of the Maintenance Request & under the Work Orders page of the Property.
❗Don't forget to email the Work Order to your Supplier!

ℹ️ A Work Order can be opened from the Request Timeline or Request Records by clicking on the Work Order hyperlink, or from the Property Work Orders page by clicking on the relevant Work Order.
Open the Work Order and click on Edit
Make the required changes
Click on Update Work Order

Open the Work Order & click on Email to Supplier
Enter the instructions in the body of the email
Click on Add Attachments to attach any further documents as required
ℹ️ The Work Order will automatically be attached to your email
Click on Send Email
